Notional Rent Assessments

 

Rents on Surgery premises are open to review every three years under the current scheme.  In our experience many rents are below the correct levels.  In all appeals we have dealt with we have achieved increases for our clients.  Our fee basis for acting on behalf of a practice are based upon percentage of the increase secured.

 

Practice Valuations

 

Du to the nature of the property the valuation of medical premises is a specialist area.  Doctors may require valuations pf the Practice premises for a number of reasons.  We are able to provide advice and valuations for

 

·          Loan

·          Change of Partnership

·          Acquisition

·          Disposal

 

We also provide advice in respect of rental levels and the notional rent scheme.

 

Cost Rents

 

If your are considering, or in the process of extending or constructing a surgery there are important  issues to consider for the practice.  These include accommodation levels and layout, VAT, Notional rent levels, market leases and sub-tenancies.

 

Lease Structure

 

Unfortunately there is no such thing in the UK as a standard lease.  The nature of medical premises require specific terms to be incorporated in the lease and careful consideration of the review clauses.  From experience gained in acting for tenants and medical practices we have a specialist knowledge which allows us to assist the Solicitor in drafting, amending and agreeing appropriate documentation.
