For Landlords

The main aim for the landlord is to achieve the highest settlement possible in order to protect the capital value of their investment. For Tenants

When acting for tenants, we strive to achieve the lowest settlement possible. Again using our experience in both market and lease analysis, we are often able to utilise onerous lease drafting and physical factors in properties to keep new rental levels at the lowest levels.

Unfortunately, a significant number of tenants are unrepresented at review and this often creates a distortion within the market place. Whilst there is no obligation for tenants to appoint a surveyor to act on their behalf, early advice is often critical in negotiations as well as in future business planning.

Third Party

When an agreement cannot be reached between landlord and tenant, the surveyors at Anderson McKenzie Ingram are experienced in acting as Expert Witness for both landlords and tenants where the outcome of a rent review is referred to a third party such as an Arbitrator or Independent Expert. The law of dilapidations applies to leasehold properties and is usually applied when the lease is coming to an end. We can act for Landlords or Tenants in dilapidations work.

For the Landlord we would prepare the schedule, cost it, negotiate a settlement and arrange for the works to be undertaken on his instruction.

For the Tenant we can advise on the potential liability before a schedule is served, advise on the liability on receipt of a schedule of dilapidations, and negotiate a settlement or arrange for the works to be undertaken if applicable.

Business rates are a tax collected by your local authority.  This tax is based on the rateable value of the property.

Every five years the Valuation Office Agency publishes a new “rating list” for each authority detailing the rateable value of all properties.  The last valuation was in 2005 and Anderson McKenzie Ingram have achieved numerous successful reductions in rates payable.  This process is still ongoing.

Rating requires real expertise – at Anderson McKenzie Ingram we can deal with your rating issues and appeals.  We will advise you as to prior to commencement of appeal whether a reduction in rateable value is likely.  Our fee structure for Rating is success based.
